Step 1 – Get ready to buy

Keeping your mortgage payment less than or close to a third of your net monthly income is a good rule of thumb to adhere to.

Step 2 – Talk to a real estate agent in Yukon

This is a cash deposit given to the home seller to secure the offer to buy the property and is often put towards the cost of closing. If the offer is accepted, we should close about 30 to 60 days afterward. This allows necessary time for your mortgage financing.

Step 6 – Negotiate
Most deals don't close on the beginning offer, and it's extremely common to receive a counter offer. But don't let this intimidate you. We'll talk over whether or not to consent to the counter offer, propose our own counter offer, or reject the seller's offer and move on.

Market conditions will play a large role in how aggressively we negotiate the deal. We'll also work within your financing budget. And when it's all said and done, we'll compose a contract that is best for you.

Step 7 – Secure financing
Once we sign the final deal, you'll begin working with your lender to close the loan. It won't take long at all if you're pre-approved, but you'll need to stay in close contact with your lender. And I'll deal with all the property information your mortgage lender needs to close the loan.>

Step 8 – Close the deal
You'll get a Good Faith Estimate (GFE) outlining closing costs from your lender within three days of accepting your application. The estimate rests on the loan amount, and RESPA requirements mandate that it has to involve all closing costs and fall within a narrow range of accuracy. I'll examine the estimate and let you know if everything looks good.

Then it's time to close on your house. This should occur at a title company or escrow office and will likely be a smooth and comfortable affair.

Step 9 – Move in
